LOCATION:

The ranch is located in the Cross Timbers region in the northern hill country of Central Texas and is located 5 miles East of Zephyr, TX with paved frontage on CR 218 and convenient to the Dallas-Fort Worth, Houston, Midland, Austin and San Antonio areas.

RANCH OVERVIEW:

The ranch consists of a mixture of live oak and native browse that has been managed to promote habitat diversity for wildlife production. A good mixture of native bunchgrass, perennial and annual forbs are found throughout. The ranch has been managed to promote the greatest habitat diversity through rotational grazing and selective clearing of undesirable browse species. Several wet weather creeks run through the property providing not only beautiful scenery but added diversity and edge for wildlife. With unbelievable soil diversity, this ranch can produce some of the most pristine wildlife habitat that can be found in this part of the State.

LIVESTOCK:

This ranch is setup for rotational grazing and should support 50 cow calf pairs on an average rainfall year, if desired. Cattle have been used primarily as a management tool for habitat improvement.

HUNTING AND WILFLIFE MANAGEMENT:

Hoof and Horn Ranch has been professionally managed under the TPWD Level III MLDP for 13 years. Typical mature whitetail bucks with up to 200 inch genetics can be found on the ranch. Other species include Rio Grande turkey and Bobwhite quail. All feeders and blinds convey with the sale.

MINERAL RIGHTS:

Seller owns all the mineral rights and will convey 100% of owned mineral interest. There is no active production on the ranch at this time.

WATER:

Hoof & Horn Ranch does not lack for surface water with a 2.5 acre lake at the lodge headquarters and several ponds throughout the ranch.
