TOPOGRAPHY, RANGELAND & HABITAT
The Codorniz Ranch is in a portion of Bee County that has excellent topographic relief giving way to beautiful sunrises and sunsets. With elevation ranging from 480 down to 370 in the lower draws, there are great vistas to the east and homesite potentials. Throughout the ranch there are scattered oak mottes and bottomlands with elms and hackberries. The ranch is comprised of great quail habitat with a mix of grasslands and lower mixed brush. Within the lower areas and throughout the ranches mixed brush habitat there is ample deer habitat.
WILDLIFE
Aptly named, The Codorniz Ranch is a wonderful quail ranch and has been managed with disk lanes for forb production and also for driving lanes for running dogs. The ranch has consistently put up great numbers of birds in recent years and is doing so this year. There is also a great population of deer that is very lightly hunted due to the focus on the quail. You will also find turkeys, doves and hogs on the ranch.

There is 1 water well on the ranch with water piped to multiple troughs on the ranch. There are a few ponds on the ranch that do not have water piped to them.
