The 103+/- acre Seidel Bar None Ranch is located 3 miles south of the town of Thermopolis, on state Highway 20, near the mouth of the famous Wind River Canyon.
The Bar None has been a very successful and nationally recognized Morgan horse operation, standing some of the countrys top foundation stallions and raising the industrys top foals.
The ranch consists 57+/- acres of ground currently under irrigation raising high quality grass as well as alfalfa hay. There are an additional 38 adjudicated acres. Cross Fenced into multiple paddocks and pastures, the current irrigation system allows for additional acres to be added. Irrigation water for these fields comes from a 50 HP Baldor pump on the Bighorn river that has underground 12 inch buried pipe to each field. Flood irrigation gated pipe is part of the assets of the ranch. Currently it is being assessed for a pivot sprinkler system.
Access to the Ranch is highway approach through a gravel driveway spanned by the Bar None archway. The 2400 sq. ft. main house with attached garage, is a two-story frame home built in 1965 and totally remodeled in 1998. It has 3 bedrooms and two full baths. All new Pella windows and siding were included in a 2014 addition and remodel, and a new roof in 2019. The walk out basement offers views of the ranch and the fabulous red cliffs on Buffalo Creek. This home is nicely done and has city water, baseboard boiler heat. A good quality well supplies the yard, corrals, barns and working improvements with water. Nearby the home, there is an 1170 sq.ft heated shop with concrete floor and 2 overhead doors.
The center of the horse operation is a 150 x 50 Morton building with 18 foot sidewalls. The barn is divided into two sections, one 45x50, and the other 105x50. The 105x50 north section of the barn is equipped with a small round pen and metal stall area. There is a large walk out door on the East side that is large enough to ride through as well as a double sliding door in the end. The large round pen area is not insulated on the sidewalls but the roof is insulated and has overhead gas heat. The southern 45x50 area is a shop with overhead gas heating and 6 inch concrete floor. The insemination lab with a separate tack room and half bath complete the 45x50 area. There is a well done upstairs apartment in the barn above the tack room. It has a kitchen/dining area; bedroom with bath, and private access via a stairway in the shop area. The barn has big double sliding doors on both ends. Pens to the east of the barn include two large paddock pens, and a 30 foot shelter with 4 large, covered, open front horse shelters. Each pen has its own heated water fountain. There is a tin building that was built in the 1950s and it provides winter shelter and has 3 separate foaling pens. There is hay storage at the south end of this tin building.
Comments: The red Chugwater Formation cliffs as you break out of the spectacular Wind River Canyon is the site of Bar Nones unique location. It is one of the most sought after areas of the Big Horn Basin. The Bighorn River where the farm sources its irrigation water has become one of the most popular fishing destinations in the west. Thermopolis has the Hot Springs State Park which is the most popular state park in Wyoming.
