LOCATION:
The Loose Rock Ranch is located eight miles west of the rural community of Montell. Four miles of the road is paved county road. The west four miles of the road is an easement road constructed with caliche, crushed limestone, and pavement up the hill. The ranch is centrally located, one hundred ten miles northwest of San Antonio, and about thirty five miles north of Uvalde.
WATER:
Water is distributed throughout the ranch with water wells, springs and water holes. A water well with electric submersible pump furnishes water for the cabins and headquarters area. A second water well with a solar powered submersible pump is located near the center of the ranch in Bull Water Hole Draw.
IMPROVEMENTS:
The Loose Rock Ranch is not overly improved. Two nice cabins and storage shed are located near the entrance to the ranch. The main cabin has one bedroom, kitchen, one bath, and living area with fireplace. The second cabin is one room with bath. Both cabins are neatly furnished. The main ranch road meanders from the cabins up Bull Water Hole to the NW corner of the property. Several scenic side roads, suitable for ATV/4-wheelers, dead end into good hunting areas.
HUNTING:
Hunting is limited to family and friends. The ranch borders the enormous Silver Lake Ranch and the large Conoco-Phillips Ranch. There has not been any commercial hunting on the Silver Lake Ranch for over eighty years. There are probably whitetail bucks that grow up and die and never see a hunter in this area.
TERRAIN:
The topography on the ranch varies from large flat area near the entrance to rolling hills and mountains with magnificent limestone cliffs. Cedar trees have been cleared on both sides of Bull Water Hole Draw. Many species of forbs, brush, and desirable grasses cover the landscape. Live Oak, Pinion Pine, Elm, Walnut, and Live Oak brush are prevalent throughout the ranch.
COMMENT:
The majority of the ranch has been cleared of cedar and has open vistas of tree covered hills. The landscape is covered with boot high desirable grasses and forbs. Flora colors can be spectacular in the fall time.
The ranch lies along the southern edge of the Balcones Escarpment that created this beautiful Hill Country. One can enjoy the peaceful sounds of nature, see no artificial lights, only stars and moonlight at night time.
MINERALS:
The owners believe they own no mineral interest in the property.
TAXES:
$1,556.22 estimated for 2014 with 1-D-l Ag. Use tax valuation.
