Location: The Bomar Division of the Nail Ranch is located northwest of historic Albany, Texas. Albany is the county seat of Shackelford County. Albany is approximately 35 miles northeast of Abilene and about 125 miles northwest of Fort Worth.

Terrain: The topography throughout the property is diverse, being rolling and hilly. Elevations range from approximately 1,800 feet in the upland portions of the ranch to around 1,650 feet in creek bottom areas. Limestone rock outcrops are common. Historically, the Nail Ranch has been operated as a cattle ranch and the main focus of the property has, until recently, been ranching and livestock. Years ago the property was cleared of brush to improve livestock production. Today, the regrowth of mesquite is ideal for wildlife, offering some of the best wildlife habitat to be found.

Water: The ranch is considered to be very well watered by many nice earthen ponds, Fish Creek and municipal city water. Fish Creek is the centerpiece of the ranch. This scenic, live water creek runs through the ranch for approximately four miles. Several deep holes of water are found throughout the creek. Additionally, the owner is in the process of building a new lake (also see topo map) on the southern portion of the ranch that will cover approximately 20 surface acres.

Access: Access to the ranch is provided by graded county road. This county road makes up the eastern border of the ranch all along the southern side of the property. Access to the northern portion of the property is provided by deeded easements off of the county road (see map).

Hunting/Recreation: The Nail Ranch and Shackelford County have long been recognized for outstanding hunting and wildlife populations. The owner participates in the Managed Land Deer Permit (MLDP) Program administered by the Texas Parks and Wildlife. Besides the abundance of whitetail deer, the property boasts excellent quail hunting as well as turkey, feral hogs and migratory birds such as dove and waterfowl. To enhance the wildlife, the owner's have been feeding wildlife for the first time and have cleared two nice foodplots on the ranch. These foodplots are well located and usually have several deer on them at any given time of day.

Remarks: This is an exceptional ranch with an excellent location. The ranch has been under strict management for both wildlife and livestock grazing. Several large, long term ownerships are located in Shackelford County, and the western neighbor to the property is over 30,000 acres. The substantial county road frontage and municipal water lends itself to splitting the property in two or more smaller units, and with this in mind, the owner will consider selling the ranch in smaller tracts (with price being negotiated depending on the tract being purchased).
