The western ~1/3 fronts along Mitchell Bend Court for 3,588’ where you will find the highest elevations, a rock lined ridge, and big views of the remainder of the ranch and river valley below. Fences and Roads: Perimeter and cross fences are in place and range in condition from excellent to poor, and do appear to hold and turn livestock. The ranch is fenced into 3 separate pastures for rotational grazing. The main entrance is located near the northwest corner of the property where you’’ find a cattle guard access and good all-weather gravel ranch road. This road feeds along the north property line before winding its way through heart of the property and to the ranch house. There are pasture roads and UTV trails that lead to the river bottom and river access as well as a secondary ranch entrance along Mitchell Bend Court.

Utilities: Oncor provides electric utility service to the area with lines in place on the property. A good 2nd Trinity Aquifer water well is in place that serves the home. The well is believed to be ~437’ deep and produce a volume of 75 gallons per minute.
