GENERAL INFORMATION
Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Thursday, February 27 at 8:00 AM and ends Friday, February 28 at the conclusion of the live auction.
Taxes: The 2024 real estate taxes and all prior years taxes shall be the responsibility of the seller. All future years taxes shall be the responsibility of the Buyer.
Possession: Possession to the farmland shall be given upon closing subject to the current tenants rights through the 2025 growing season.
Lease Details: Annual rent of $18,992, divided into two equal installments of $9,496.20, due March 1, 2025, and September 1, 2025. Buyer will assume all rights and responsibilities of the current lease.
Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before March 28, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction. Final sale is subject to the Seller`s approval or rejection.
