Go to Bonham Texas via State Hwy 121 or Hwy 82 then north on Hwy 121 to Hwy 78 and turn left ( north) on 78 and continue on 78 to FM 1396 then turn right (east) on 1396 and go to cross road at FM 273 turn left ( north ) and go to Ivanhoe which is about 2 miles, the ranch is just north of Ivanhoe on the west side of the HWY
