131 acs Fields, Woods,Stream Moravia, NY

131 acres farm fields with woods and a year-round trout stream located just south of the Village of Moravia.

Fantastic all around recreational property that offers so much. Centrally located in the Finger Lakes Region with the Owasco Inlet running through the middle of the propertyofferingopportunities for duck hunting, trout fishing and trapping. As youenter the property which has roadfrontage on Route 38, the topography is near table-top level and the farm fields offer fertile silt loam soils. There area fewhedgerows that offer cover for deer and other wildlife in the back fields. The land consists of approximately 46 tillable acres and the remaining85 acres is a mix ofdense lowland woods and upland forest. The entrance to thefarmroad makes easy access to thefront and back fieldsand the east side of the Owasco Inlet. The farm fields are currently leased to a local Organic farmerwho has been planting rotational cropsand hay.The soils are very desirable, productive and above average.

The valley that extends from the south end of Owasco Lake and several miles to the south is notorious for having rich valley soils andtons of biggame. The Owasco Inlet offers fishing for brown and rainbow trout that swim up the inlet to spawn in the spring. There are several fishing holes located on the property which can also hold brook trout. This stretch of the inlet is only a few miles south of the lake and offers a great spot to duck hunt in the fall. When I walked the property I spotted two areas that had mallards along the inlet. There are a couple of areas that are shallow water with rocky bottoms that make it easy to cross theinlet by foot or on an ATV. After crossing the inlet there is a single trail that leads up to several trails that criss-cross all sides of the property. This is a very diverse property that offers some dense bottom land forestswith upland hardwoodswithareas ofoak and maple. The dense bottom land forests offer good cover forwhitetail deer and a bedding area near water. There is a small hidden shale bottom stream that feeds down into the main creek from the hill side. The remnants of the old Lehigh Valley Railroadare still present on the property which offers an elevated spot for hunting and stalking.

All the oil, gas and mineral rights convey and there is no gas lease. There is a NYS fishing easement that runs bank to bank along this stretch of the Owasco Inlet.

Financing available for well-qualified buyers at some local banks. Call for more details.

Attractively priced at $229,900.
