DESCRIPTION: This is a remote, brushy, raw land ranch that has lots of game and is mostly low fenced. There is only one ranch nearby that is high fenced, so the movement of game through the area is free range. Far from the city and far from the oilfield traffic of the Eagleford Shale makes this property a good place to hunt and camp with the family.
LOCATION: Located in the far Southwestern corner of Jim Hogg County. The Property is 189 miles from San Antonio, 141 miles from Corpus Christi, 37 miles from Rio Grande City, 78 miles from McAllen, and 76 miles from Laredo. The ranch is approximately 5 miles South of Guerra, Tx and 1 mile West of FM 649 accessed by a shared easement road.
BRUSH/TERRAIN: With a gently rolling terrain with views to the south, this property provides some nice homesites. The ranch is all brush with a wide variety of desirable species for wildlife. The top value species on the ranch are guajillo, coma, blackbrush, guayacan, granjeno, and several others. There are some nice mesquite trees in the bottomland parts of the ranch with prickly pear mixed between. The soils are primarily a sandy loam with some fine red sand influence on the West side.
UTILITIES: Electricity is available from the easement road east of the property. Water is believed to be reasonably reachable (there is a water well on neighboring property). Broker will aid in determining approximate water depth and approximate expense for drilling and electricity setup.
