The property is part of the San Juan/Abajo Mtns. Hunting Unit. Mule Deer, Elk, Bear, Mountain Lion, Coyote, Bobcat, etc., roam the area. Hunting is by permit and can be applied for in the Utah DWR State draw. Landowner tags are possible & must be purchased and applied for via the landowner program. The nearby Abajo & La Sal Mountains have highly sought hunting tags through the State Draw.

The property is currently part of the local (CWMU / Spring Creek Dodge), and tags or monetary benefits are negotiated between the property owner & CWMU Operator.

Monticello Lake, Foy Lake, & Blanding Reservoir offer trout fishing. While the San Juan River offers carp & channel catfish, and Lake Powell is excellent for Striped Bass. Golfing at the Hideout is highly recommended, as it is one of Utah's top-ranked golf courses.

A mere 40 miles drive to the Needles District of Canyonlands National Park and 60 miles to Arches National Park near Moab, Utah. Hiking, biking, trail running, camping, and site seeing are abundant throughout this Four Corner region of the Colorado Plateau. Newspaper Rock Recreation Site is a short drive from Monticello. The Newspaper-rock is covered with petroglyphs.

Church Rock is another area attraction seen from the bluffs of South Canyon Point. The Grist Mill Inn is a renovated old flour mill and a great place to stay. Another incredible hidden treasure in this community is (Line Camp Steakhouse, RV Park, & Hotel). That is if you like authentic Western buildings and great grub.

Monticello is the County Seat of San Juan County, Utah. Moab, Ut is roughly 50 miles north, & Cortez, Colorado, is 60 miles east. Monticello, Utah, is approximately one 1/2 hour from The Four Corners Monument area.
