River Bluff Ranch

The River Bluff Ranch is an exceptional 1463-acre Parker County ranch just west of Weatherford, Texas, and less than 45 minutes from Fort Worth. Large private ranches border River Bluff, and the main gate is just 6 miles south of I-20 on Old Dennis Road. This historic ranch has been the host of celebrities and royalty and is a treasure trove of Comanche artifacts that have mainly included a multitude of arrowheads. Proper grazing management has been strictly enforced by the current owner, and only organic products have been used since 2008. These management practices along with others have helped keep this ranch in excellent range condition with thick and deep stands of native grasses. Fences and cross fences are in good to excellent condition and 5 well-watered pastures support a rotational grazing system for yearling or cow-calf operations.

Abundant surface and subsurface water exist through 11 surface ponds, 23 water wells, 2 wind mills, and Brazos River water rights. 9 of these ponds have been extensively renovated and stocked in consultation with Bob Lusk of Pond Boss. The owner's lodge sits in a 15-acre fenced area and hosts 6 bedrooms with 5 bathrooms. This rambling ranch style home is full of original custom finishings and has been very tastefully and thoroughly redone with modern touches. Within the 15 acres is a high-fenced organic garden and orchard that have supplied bountiful amounts of fruits and vegetables. This main home is private but convenient from the ranch headquarters where the day-to-day operations are overseen. A foreman's home and ranch hand home are a short walk from the barns where all needed equipment and livestock feeds can be stored covered and dry. These original structures are a charming reminder of the ranch's history.

This is a fee simple offering that includes title to 1468+/- acres, Brazos River water rights and 93% of the mineral estate which has current production. This incredible property is ready for the next owner to carry on the legacy of this proud Texas ranch.
