The ranch is located twelve miles south of Miles City MT. The ranch is across the road from the 12-mile diversion dam on the Tongue River and the confluence of Pumpkin creek and the Tongue River. Miles City has a population of 9,000+ and is the regional trade center with all the modern services of a larger city, airport, hospital, community college, livestock market, banks, motels, accounting, and insurance services. The ranch has average precipitation of 13-14+/- inches per year.

Acreage: 1,582+/- total, 1,262+/- Deeded Acres, 320 ac State lease. Open fields and hay meadows on the creek bottom, with rolling hills and breaks along the creek. The ranch has a 3,700 barn/shop, three stall garage, 3 2,500bu bins, two open faced livestock sheds and 3 smaller livestock sheds. Modest wood corrals. Historically the ranch has been a cow calf unit, with small grain and feed production from the pivot and hay meadows. Carrying capacity of the ranch is subject to management and rainfall. The ranch will raise excess feed in relation to the pasture available.
