Highlighting this 160 +/- acre parcel is a diverse income stream ranging from oil production to government CRP and Native hay meadow to either lease out or hay yourself. The CRP encompasses 74.90 acres that expires 9-30-2025 with annual compensation of $4,011.00. After the expiration of the CRP contract, the new owner will have the flexibility to transition the CRP acres into what best fits their operation, whether it be grazing pasture, hay meadow, convert back to tillable or possibly re-enroll into CRP. The portion of the property currently in hay production is approximately 50 acres and theres a 16.41 acre field that was most recently in tillable production. The soil map indicates 138.5 acres of Kenoma silt loam and 18.1 acres of Summit silty clay loam which are both good upland soils.

The predominant grass varieties are Big Bluestem, Little Bluestem, Indian and Switchgrass.

This property hasnt had any quail habitat or initiative projects of any kind, yet consistently supports 4 large coveys in the Northern and Eastern portions. With some additional habitat work throughout other areas of the property, I feel this tract could be developed into a quail property few could rival. Quality deer and turkey properties are very prevalent in Eastern Kansas but a quail property of this level is a rare find!

Theres an excellent ag tenant in place on this property who would like to continue the hay lease if possible. He has been doing the prescribed burns and chemical applications in past years. The oil lease has Evans Oil Company as the Operator and the Sellers mineral interests transfer to the Buyer.
