Location:The ranch is located 10 miles North of Noodle, between Anson and Roby. It is 36 miles NW of Abilene, 134 miles SE of Lubbock, 137 miles NE of Midland, and 185 miles West of Fort Worth.

Acreage: 161.84 acres all in wooded pasture. There are three areas cleared out and used as food plots.

Topography:The ranch is fairly level, with a gentle rise in elevation on the West side that offers a really nice view for a homesite.

Rainfall/Elevation:According to the Texas Almanac, rainfall averages 25" per year. The growing season averages 223 days.

Cover:Being located on the transition zone from Shin Oak to Mesquite, there is an abundance of heavy cover across most of the place. On the South end of the ranch, the cover is not quite as thick and opens up quite nicely. Tree cover includes Mesquite, Hackberry, Western Soapberry, scattered Cedars, and a few large Oaks on the Southern boundary. Browse plants include ephedra, prickly ash, lotebush, and elbow bush.

Fences:Fences are five strand barbed wire on metal and cedar posts and are in good to fair condition.

Utilities:There is electricity along the North and East border, as well as along the cross fence in the middle of the property.

Water:There are four earthen stock tanks in place. As of the time of this writing, one tank is holding water. There is also a water well in the middle of the property that needs a new pump.

Hunting:This area is known for producing tremendous whitetail every year. It is not uncommon to see 160"-170" whitetail here. The deer in this specific area tend to be large in both body and horn size due to improved genetics introduced here years ago. This area is also widely known for its fantastic dove hunting. Other game in the area includes Rio Grande turkey, bobwhite quail, feral hogs, and several predatory animals.
