SUNRISE RANCH
DESCRIPTION: Prime, high fenced South Texas hunting ranch. Nothing left to be desired in the way of forage, water, topography, or location. The brush has to be some of the best South Texas has to offer. Two water sheds capture tank water. An extensive road system allows for easy access to all parts of the ranch. There are several food plots in place.
IMPROVEMENTS: There is a 2014 Champion 4 bedroom 2 bath Manufactured home with a wood burning fireplace and large wooden deck (new upgraded AC 2018). A booster pump and 1500 gallon polly tank are supplied by a water well in the compound and provide additional water storage. A metal roof connects two land and sea containers. This set up allows for safe storage and a shaded area for outdoor tasks. Six blinds and feeders along with two 1500lbs. and three 2000lbs. protein feeders will convey with the sale. CONSERVATION: Since 2010 the owner has worked with Texas Parks and Wildlife participating in the Managed Land Deer Program (MLDP) and is enrolled in the Conservation Option (CO). Each January, a TPW Biologist conducts a helicopter survey of the ranch and advises the owner on what management efforts need to take place that year. In addition to these efforts, for the last 5 years, the owner has hired a professional trapper twice a year to aid in predator control.
WILDLIFE: Located in Northern Zavala county, an area known to produce trophy whitetail bucks, the new owner will find whitetail deer, javelinas, turkey, dove, bobwhite and blue qual, along with a variety of typical South Texas varmint. Management efforts have been in place since 2010. Records are available to support these efforts.
2018-19 Harvest included:
-8 management bucks averaging 183 lbs.
-6 trophy bucks averaging 177 lbs.
-24 does averaging 108 lbs.
WATER: 4 water wells, several water troughs, and 2 nice size tanks provide plenty of water throughout the ranch. The ranch is situated over both the Carrizo and Wilcox aquifers.
ELECTRICITY: Electricity is provided by Rio Grande Electric.
MINERALS: Surface only sale. Currently no oil field activity.
