LOCATION

This ranch is conveniently located ~30 minutes from Sisterdale and Luckenbach; ~50 minutes from Boerne, Comfort, and Fredericksburg; ~1 hour from San Antonio and Blanco, ~2 hours from Austin, ~4 hours from Houston, and ~4.5 hours from Dallas/Fort Worth.

TERRAIN

The property has a diversity of topography that includes hill tops with views, elevated level land, and lush canyons! Above several canyons is a ridgeline that that offers incredible views. There are some dead trees that need to be removed in order for the views to be realized. There are elevated, fairly level area that are excellent locations for possible homesites.

PLANT LIFE

There is a diversity of plant life that includes live oak, red oak, cedar elm, black walnut, hackberry, post oak, mountain laurel, sage, yucca, agarita, spear grass, bluestem, grama, muhly, and more. The cedar was cleared about 70 years ago allowing grasses, forbs, and browse to thrive. Some cedar is beginning to come back however there is not very much cedar on this tract in my opinion.

WILDLIFE

There is a diversity of animals that includes whitetail, turkey, aoudad, coyote, fox, hogs, and many birds. The canyons provide excellent habitat for whitetail and aoudad. There are multiple aoudad herds on the property with evidence of trophy rams. The property has only been hunted three times in the last twelve years.

WATER

There is a small tank in one of the canyons. When there is rain it seems to hold water well. The canyons feed multiple locations for other tanks to possibly be located. There are other small pools in the canyons that hold water when we have rain. There is a a wet weather creek that has a lot of water go through it during heavy rains. There is also a location in an elevated area that is marshy/seepy when it rains. It could be another possible location for a tank.

IMPROVEMENTS

None. The property is a blank canvas that has not been overgrazed.

OTHER

The property has been used for cattle grazing for the most of the last twenty years. There were a couple of years when horses were on the property.

No showings from sunset on Fridays to sunset on Saturdays.
