THE RGL Rhode Ranch is THE Premier ranch in McMullen County and is now being offered for sale! Offering the finest combination of low fenced hunting, exquisite accommodations, tremendous water capabilities and prime grazing that this region possesses.
This ranch shines in so many areas. The following is a brief description of the improvements:
* MAIN HOUSE COMPOUND*
A brilliantly designed ranch home sits in the central portion of the property and is truly a one of a kind. Boasting in excess of 6,500 Sq. Ft. under roof, this home has 3 bedrooms ( 2 large guest suites and a wonderfully appointed master suite which has a resort style spa and custom shower, flat screen television, sitting area) 5 bathrooms, large formal dining area connected to the central living area and fireplace, large kitchen with granite counter tops and commercial grade appliances, food prep room, utility room, 2 wet bars, sub zero refrigerators and wine chillers, large professional private office, outside entertaining area with fireplace and retractable screens, activities room, 5 heat pump units for CH/CA and the ability to close off certain areas when not in use, stucco exterior over double 2"x6" construction for high R-Factor insulating ( walls are approximately 15" thick!), 2 car garage, lifetime tile roof, 2 fireplaces, vaulted ceilings, custom tile flooring, and an irrigated yard that has excellent landscaping in place. This is the type of home that must be seen to appreciate all of the detail and thought that went in to its construction. The sunsets are amazing from this home's many porch areas and wildlife of all types can be viewed from almost every room in the house!
* HEADQUARTERS BARN AND FOREMAN'S HOME*
Located about 1/4 of a mile from the main home is the extensive Headquarters area. The barn is 50'x100' with an additional overhang/ lean-to (all on concrete slab). This barn has areas that are completeley enclosed and areas that are just covered giving the owner an all-weather base to work on ranch equipment. Electricity, argon gas lights, and water are appointed throughout this big barn.
Just across the parking lot/ drive way is the foreman's home. This is a really nice 16'x80 mobile home with 3 big bedrooms and an additional utility room that was added on. In very good condition and ready to move in to as we speak.
*WATER - WATER- WATER! *
One of the true highlights of this ranch is its unique ability (for this region) to produce huge amounts of excellent drinking / irrigation water. In total, there are 8 water wells here ( 3 large gravel packed irrigation wells and 5 other domestic sized wells). Some of these irrigation wells are capable of producing up to 400 gallons per minute each- this is unheard of in our area! These wells can be used for irrigation, filling lakes, pivot system, etc.
The domestic sized wells are more than capable themselves and as set up will produce around 40 gallons per minute. These wells provide water to the homes, barn, sprinkler system, and the many miles of buried water lines feeding water troughs in other parts of the ranch.
There is one large stock tank that is approximately 1.25 acres in size. This is a major attractant for all types of wildlife and game birds.
The water capabilities on the RGL Rhode Ranch are surpassed by no other ranch we are aware of in McMullen County. This is a game changer for sure as we move into a future where water is more and more a precious commodity.
* WILDLIFE *
This area and ranch are known producers of huge free-ranging whitetail bucks scoring in excess of 175" on up to 200"+! The owner does not hunt the property, other than for an occaisional guest, but does practice multiple tasks that help maximize the wildlife. Supplemental waterings, free choice protein feeding, brush control, etc., are practices that are employed at all times and the result is abundant , high quality wildlife. Over the history of the Rhode Ranch, many deer have been harvested that qualify for the all time record books and some have even sported outside spreads of more than 30 inches!
Bird hunting for bowhite and blue quail is fantastic due to the sandy loam soils and ongoing brush control practices. In recent years there has been a huge population increase in the Rio Grande turkey population (to the point you can encounter sometimes over 100 head in an afternoon) The wildlife here is as abundant and high in quality as the water mentioned above!
* GRAZING / LIVESTOCK *
The rains we have experienced here over the last 3 1/2 years have resulted in excellent range conditions for grazing. The owner has practiced rotational grazing with all of his cattle operations. Extensive cross-fencing with cattle guards (you don't have to get out and open gates!) compliment the nice set of working pens and water lots. This area will run around 1 cow/calf unit per 13 acres in normal conditions.
* SOILS *
Nearly the entire ranch is comprised of highly productive sandy loam soils capable of growing about anything, with a little rainfall. There truly is not a bad piece of dirt on the ranches surface. A soils map can be furnished upon request.
