Brief Legal Description: A tract containing 176 acres more or less in Sections 14 and 23, Township 21, Range 15 East of the 6th P.M., Coffey County, Kansas.

Earnest Money: $50,000.00 due on day of auction.

Minerals: The Sellers mineral interest transfers to the Buyer.

Closing and Possession: Closing shall be on or before December 20th, 2023. Possession of the portion of property with cut corn shall be at closing and possession of the portions with a currently growing 2023 soybean crop shall be after harvest of such crop, not to exceed January 1st, 2024.

Property Taxes: 2023 property taxes for this parcel are estimated at $1,779.69.

Tenancy: The tenant has the right to harvest the currently growing 2023 soybean crop. After harvest of said crop, the property shall not be subject to any tillable, grazing, haying or hunting leases. The tenant has farmed this tract for years and has been excellent to work with during the sales process. His attitude and cooperation is greatly appreciated.
