Bidders can bid on Tract 1 & 2 or the Entirety. The winning bidder will be decided by whichever total bid price is the highest. Either tracts 1 & 2 with separate buyers or the entirety.

Tract 1 is a Bedford stone home, 2 barns and 10+/- acres

Tract 2 is 36 acres of vacant land

Tract 3 for auction purposes is the entirety of tract 1 & tract 2 as a combination

1.) Bidding Begins: April19th 9:00am est

Bidding Ends: May 9th 6:00 pm est

2.) Location of Property:1897 Melrose Road Sonora, KY 42776

3.) Extended Bidding: This a timed auction therefore if a bid is placed within the last 5 minutes the auction will automatically be extended for 5 minutes until all bidding ceases

4.) Registration: All bidders must register online to be able to bid. Call Mayes Thompson with any questions 270-537-4311. Please do not wait till last minute to register

5.) Buyers Premium: There will be a 10% buyers premium added to the final bid to determine the final sales price

6.) Deposit: A 10%NON REFUNDABLE deposit will be required from the winning bidder within 24hrs of close of bidding

7.) Contract: A signed purchase agreement will be required from the winning bidder within 24hrs of close of bidding

8.) Closing: Balance is due on or before June 9th 2025. Closing to be held at Collier Title Company 232 W Poplar St Elizabethtown, KY 42701

9.) Survey: A new survey of the property was conducted in March of 2025 by McAdams Surveying

10.) Title: A title search is currently underway by Collier Title Company

11.) Financing: This auction is NOT contingent upon buyer obtaining financing. Prospective buyers should secure financing prior to bidding.

12.) Sold AS-IS: Real Estate is being sold as-is with no warranty expressed or implied, with all recorded or unrecorded restrictions or easements that may or may not apply.

13.) Possession:Possession will be with the deed at closing. Sellers will convey the property to the buyer by a general warranty deed.
