Location:The ranch is located about 12 miles northeast of Aspermont, 70 miles north of Abilene, 210 miles from Ft. Worth, and 160 miles northeast of Midland.

Acreage:1,968 acres with most of the ranch in native pasture, with the exception of five food plots totaling 82 acres(6, 18, 28 and 30 acres respectively). Food plots are planted in wheat in the winter months and hay grazer or milo in the warmer months.

Topography: The topography on the ranch is very diverse. The northern end of the ranch is mainly comprised of level mesquite flats, with some gentle roll. As you travel south on the ranch, you'll experience large draws and cedar breaks rolling down towards the river.

Rainfall/Elevation: There is over 150 feet of elevation change on the ranch, with elevations ranging from 1,650 feet to 1,800 feet. According to the Texas Almanac, Stonewall County receives an annual average of 22.6 inches of rainfall.

Cover: There is a good mix of cover on the ranch. The northern portion of the ranch is mainly comprised of rolling mesquite flats. As you travel south, you'll see a heavier presence of cedar in the more rugged terrain. Hackberry trees will also be found scattered throughout the ranch. Forbs and browse species include elbowbush, skunkbush, lotebush, algerita, and ephedra. Native grasses include side oats, hooded windmill, bluestem, buffalo grass, curly mesquite and others.

Fences: Perimeter fences are mainly four and five strand barbed wire on metal posts and in excellent condition.

Utilities: Electricity is in place in several locations on the ranch and is supplied by South Plains Electric Cooperative. Additionally, the owners have a Generac 250 Amp diesel generator to use as backup power. This generator will easily run the entire barndominium.

Water: There are three water wells on the ranch that make 3 gpm, 12 gpm, and 20 gpm respectively. Only two are in use and are equipped with electric submersible pumps. There are also seven stock tanks on the ranch. One is stocked with catfish and another stocked with bass.

The owners cleaned the silt out of four of these stock tanks in the Summer of 2022. A natural spring can also be found in the deeper draw on the south end of the ranch.

The owners have elected to utilize a rainwater catchment as the water source for the barndominium. They have 6,000 gallons of water storage as well as a first class filtration system for the home. Should the new owners choose to use well water, the system is set up to easily switch over.

Hunting: Considerable time and effort has been put into creating an excellent wildlife habitat on the ranch. They maintain five food plots, growing hay grazer or milo in the warmer months and wheat in the winter. There are also eight protein feeders that are kept full year round. There are 13 setups complete with corn feeders and blinds in place in optimal hunting areas around the ranch.

The ranch has large numbers of free range elk, red deer, and whitetail deer. Hunting is strictly managed, with the owners taking the appropriate number of culls to increase the number of trophy animals. With the combination of their management efforts and the genetics in the area, they are seeing 170+ pound whitetails and a 416-pound red stag was taken in 2021. They've also seen an increasing number of mature elk bulls.

There are also feral hogs, Rio Grande turkey, bobwhite and blue quail, and several species of predators.

One of the earthen tanks is also stocked with catfish and another is stocked with largemouth bass.

Residence and Improvements: The main residence is a 40-foot x 80-foot two story barndominium, with large overhangs on two sides. There are two bedrooms and one full bathroom upstairs and two bedrooms and one full bathroom downstairs. The 16-foot ceilings in the living room allow for plenty of room to display your trophy mounts. The downstairs living area is an open concept with the kitchen.

The back of the barndo is where you'll find the man cave. This expansive area is perfect for large gatherings, tinkering with projects, or just a place to relax. Cooking for a large gathering is no problem with the commercial stove in the man cave.

The outdoor living area is complete with a stone fireplace to enjoy during those cooler evenings while you stargaze. Near the barndo you will also find a greenhouse and a bunkouse. The bunkhouse has a bedroom, kitchen, and bathroom. The tractor shed is 30 feet by 70 feet with sea containers incorporated to the construction to provide dry storage. Water and electricity are in place to the property. There is also a set of pipe livestock pens near the front gate of the ranch.

Minerals: Surface estate only. There are two producing oil wells and some old oilfield artifacts in the southwest corner of the ranch.

Price: The property is priced at $2,794.72 per acre for a total price of $5,500,000.
