Here’s a great large acreage property that borders thousands of public lands. The land is enrolled in a 50-year SFIA plan, and the seller left some acreage out of the SFIA enrollment if someone wished to put structures on potentially. The folks down at the state of MN said the price per acre paid out last year was $17.50 per acre. The folks at the state said that the payments could go up or down by about 10% each year but have trended up each year since 2017. The seller had a new driveway installed from the approach area to the first stand of higher ground timber, which is a big bonus to get from the highway and across the low ground wetland areas and onto the higher ground on the property. The seller has had some select cutting on this first island area. From that first higher island, the trail heads towards the south. Approx. 360-370 feet across the lower ground area, you get to the second island, which has also had some select cutting in the last few years. The second higher ground island is where the seller had kept 5 acres out of the SFIA program if someone wanted to build a cabin or any structures potentially. These island areas would be great areas to hunt or even clear out a couple of areas for food plots. The trail heads towards the SE across another lower ground area and then comes to a higher ground area that’s approximately 45-50 acres of aspen. The trail is still there but growing in with underbrush some but could be opened up fairly quickly with equipment or a couple of days with a couple of buddies and some chain saws. The trails lead around various areas of the higher ground aspen areas and then loop back to the higher ground islands. This property has a great deer, bear, and grouse habitat—also the occasional moose or bobcat. The property is also only about a mile from the city of Big Falls and about 1.2 miles from the Big Falls campground on the Bigfork River. The Bigfork River is a scenic river known for great fishing as well. If this property sounds like what you’ve been looking for, give me a call today!
