Acreage: 214.152 acres. The ranch consists of 27 acres on the West side of Upper Brad Road and 187.152 acres for the main ranch.

Water: The water for the lodge and the man cave/warehouse consists of 2-6000 gallon tanks, 2-1550 gallon tanks and one 3000 gallon spare tank for rain run-off. The water is collected and a booster pump provides water for the warehouse and the lodge.

Stock Tanks: The property has six (6) stock tanks that water all the animals on the property.

Minerals: The Seller does not own any of the minerals so none of the minerals will convey.

Trees: The property has an abundance of trees consisting of Live Oak, Cedar Elm, Mesquite and Cedar.

Lodge: The lodge consists of 4 bedrooms and two full bathrooms that can sleep up to 13, living room, kitchen and dining room. The building is approximately 1140 sq. ft. plus a front and back porch.

Man Cave/Warehouse: This building is new and has 2-roll-up doors, two walk doors and an open concept kitchen and living room with lots of seating and tv to watch. A Full bathroom also is a great amenity in the warehouse. Also, a shed roof on the back of the warehouse that is great for equipment storage. The warehouse is approximately 2400 sq. ft inside with an additional 1040 sq. ft of covered storage behind the warehouse.

Outside Patio: There is a huge outside patio that connects the lodge and the warehouse that has a firepit and a hot tub. Great area at night to tell your hunting stories.

Fencing: The Main gate is electric with an automatic opener. The 187.152 acres is high fenced with galvanized wire and predator control barrier on the bottom. The 27 acres has a 4 fence with a pipe gate entrance.
