The tract had the 12" and larger pine timber cut off it in the Fall of 2004 and Spring 2005. The property has had time to rebound from the timber cut. There are abundant mixed hardwoods and pine in the approximate 99 acres of wooded areas. A 76 acre pine plantation was planted in 2000 in the Northwest corner of the tract. Approximately 75 acres has been recently cleared and is growing in native grasses. The tract has been completely fenced of which 12,800 feet is new professionally build 5 strand barbed wire, the balance of 4480 feet of fence was an older fence that was reworked and put in good condition. Two ponds exist on the property one is a new pond built in 2008 and it is around a 1/2 acre, the other pond is smaller and the dam has been reworked on it. They both hold and retain water. No flood plain issues exist. Several small drainage ways meander across the tract, where you have hills you have water runoff. The property is also only 12 miles South of Madisonville and 18 miles North of Huntsville. The property fronts 1143 feet on Flynt Rd., a good all weather county road. Topography:

High rolling hills with elevation variances from 197 feet to 270 feet above sea level. The entrance on Flynt Rd. is 210 feet ASL. The soil in predominately sand loam over a red clay underlie. The soil has a high site index for timber growing.

Easments:

A pipeline right of way is just west of the property, but not on the property, the eastern edge of the pipeline is the western boundary of the tract. Electrical easements are along Flynt Rd. for electricity to serve this tract and the other properties to the West. The actual electrical line is across Flynt Rd. and not on this tract; however an easement is in place for electricity along the Northern edge of the property, no other easements exist.
