Arrowhead Timberlands, located entirely within Lake County in Northeastern Minnesota, is an investment-grade timberland resource. Located 30 to 70 miles northeast of Duluth, Minnesota and just inland from the Lake Superior coastal towns of Two Harbors and Silver Bay, the property is on the southeastern fringe of the Northwoods Region and on the doorstep of the Boundary Waters Canoe Area Wilderness. Iron ore, precious metals, timber, and recreational tourism have all been long-standing contributors to the healthy economy in the Arrowhead Region of Minnesota. Configured into several tracts ranging in size from 37 to more than 4,000 acres, Arrowhead Timberlands is the largest private ownership in Lake County. The topography in the area is flat to rolling and includes both upland and lowland sites. Lakes and ponds speckle the landscape while rivers and streams interlace the region. Public road infrastructure is well maintained and efficient for servicing the timberlands.

The timber resource features a diverse mix of cover types and age classes. Aspen, spruce/fir, and red pine stands dominate the composition. White cedar stands and northern hardwood types are also found throughout the property. A balanced age-class distribution provides near-, medium-, and long-term opportunities for cash flow from harvesting. In total, Arrowhead timberlands carries 327,000 cords of merchantable forest products.

This region has a refreshingly vibrant, well-developed, vertically integrated forest products economy. Primarily a pulpwood and low-grade resource, there are several large pulp mills, engineered wood plants, and sawmills within operating distance of the property. Arrowhead Timberlands, historically owned and operated by vertically integrated paper companies, has been managed for forest products for generations. More recently, a Duluth-based family ownership has guided stewardship resulting in a portion of the property benefiting from a Conservation Easement (CE). The CE, held by the state of Minnesota, is designed to allow for multiple uses including continued forest management and public access.
