17ac Managed Productive Bass Lake, 255ac Quality Terrain, Home, Guest House

Offered for sale is a 17-acre, 35-foot deep, private Texas bass lake nestled in excellent terrain. One of the finest private water bodies, it boasts an exceptional population of quality largemouth bass periodically evaluated for Florida genetics. Below are the words of Steven Bardin (lake manager and nationally recognized fisheries biologist) and Gary Klein (Professional Angler).

17 years ago, this tract was an impossible to find combination of geography, location (Sabana River tributaries watershed), the right soils, and quality terrain on an impossibly small tract. An old lake in need of a dam - see topo/aerials of the Sabana watershed and the view of the lake bed from "the deck".

The buyers turned stewards of this exceptional property built the dam, brought in Steven Bardin, and made it the premier bass and recreational lake it is today. The additional surface water is a given in this perfect location where ducks are plentiful. See topo/aerials.

The lake comes with 255 acres of quality terrain, a home and pool overlooking the lake, a guest house, barn, and a very unique deck - the foundation of the historic structure that once graced Pino Lake.

In the words of fisheries biologist Steven Bardin, owner of Texas Pro Lake Management,

Cepero Lake

The 17 acre lake has been professionally managed by the nationally recognized fisheries biologist Steven Bardin and his staff for over a decade. The lake is evaluated several times per year, and has been on a monthly management contract to provide water quality analysis, harvest, and equipment maintenance. It is stocked with forage including coppernose bluegill sunfish, redear sunfish, threadfin shad, tilapia, and golden shiner minnows. The largemouth bass population is exceptional with periodic evaluation of Florida genetics and periodic supplemental stocking of Pure Florida TitanMax fish. Truly there are very few fisheries in the state that have the quality and caliber of bass as this lake.

Vegetation growth is regularly monitored and managed to meet the lake's goals and fishing needs. Three fish feeders operate three times a day, providing additional nutrients to the forage fish. Fish habitat has been established in the lake, significantly improving your fishing efficiency.

This is one of the finest private water bodies I have ever fished. The lake has a thriving fish population, making every cast an opportunity for a trophy bite. - Gary Klein Professional Angler and Co-Founder of Major League Fishing

Managed wildlife exemption. No hunting in almost 20 years, except ducks. Ducks are plentiful with habitat extending beyond the lake. Ample surface water and excellent draws. 50ft elevation. Cover is quality with a variety of oaks, including a good scattering of red oaks for excellent fall colors, lots of large post oaks. Some very nice huge live oaks. Enough open field for planting wildlife forage. Good population of turkey and deer with abundant hogs. There's nothing missing.

The home couldn't be better situated. Austin stone front, great room with vaulted wood ceilings, game room, and a full-length sunroom and patio overlook the pool and lake. Dont rely on the pictures. They dont do it justice.

A guest house, barn, RV hookups, arena, and coastal field once made for a nice equestrian property. The coastal field has been fallow about 20 years. Perfect for planting wildlife forage. The property lacks nothing.

The owners have enjoyed this place for almost 20 years. Their stewardship is impeccable. From the dam construction to the home maintenance to the years of continuous maintenance of the lake and wildlife habitat - Steven Bardin lives down the road - as I said, it lacks nothing. Their recent move to Florida is the best thing to happen to someone.
