Description:
Great ranching property with rolling hills and teraced land all sloping towards the south. A homesite sitting at the highest point on the property provides great views of Windy Valley to the southeast. The majority of the acreage is former CRP ground and is sowed in Plains Bluestem and other native grasses. The perimeter is fenced with additional cross fencing creating several pastures for rotational grazing.
Hunting:
The hunting on the property includes whitetail deer and blue and bobwhite quail.
History:
The current owners purchased the property in 1992 from a family that had owned the property for many years. 275 acres was enrolled in CRP in about 1986, renewed in 1996 and taken out of the program in 2006. Prior to 1986, the terraced land was producing predominately cotton and grain sorghum crop. Since 2006, the property has been used for grazing cattle. The owners currently have about 15 heard turned out.
Improvements:
The perimeter is fenced with mostly barbed wire and some hot wire. There is cross fencing allowing for rotational grazing. The homesite of 10 acres includes a 2007 Solitaire anchored to conrete in about 2013. There are also horse pens, roping arena, and round pen. A new water well was drilled in about 2001 that provides water to the homesite and barns in addition to the livestock tank centrally located on the property. The submersible pump was replaced about 10 years ago.

100% of the currently owned mineral rights will convey with the sale of the property. (The owner believes they currently own 100% of the mineral rights.)

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the ranch. It is anticipated all existing easements will be identified by surveyors.

Access:
