These properties have been owned by the Hensley family and their heirs for generations.

Tract #1

242 Acres m/l, with approximately 166 acres currently enrolled in CRP, and approximately 45 acres tillable. The areas enrolled in CRP contain predominantly Lagonda, Grundy, and Greenton soils with very gently rolling topography. The tillable portion is located along the South side and is made up of predominantly Bremer silt loam soil, which is well known for its fertility. Good access from both CR 230 on the North and CR 341 on the West. The current CRP contract expires October 1, 2023 and pays 137.64/acre with 100% paid to the owner. These areas have strong cropland potential considering its overall gently rolling topography. The gross income for this property for last year was over $36,000. There is no hunting lease in place, but this property has strong recreational appeal and has the potential for an additional $4,000+ per year hunting lease.

Tract #2

38 Acres m/l, with approximately 30 acres of CRP. Predominantly Lagonda and Armster soils with very gently rolling topography. This tract has good access by CR 230 on the North and CR 341 on the East. Similar to Tract #1, this property has very strong cropland potential as well as great hunting in its heavily wooded Northwest corner. The current CRP contract is for 29.83 acres, expires October 1, 2023 and pays 137.64/acre or approximately $4,105, with 100% paid to the owner. These areas have strong cropland potential considering its overall gently rolling topography. There is no hunting lease in place, but this property has strong recreational appeal and has the potential for an additional $700+ per year hunting lease.
