This is a beautiful tract of timber/hunting land located in a good area of South Alabama. It was cut over three years ago, but has a scattering of mature trees including mast bearing species. It has an abundance of young growth, being loblolly pine, sweetgum, red oaks and minor species. It has an abundance of deer, turkeys and small game. It has 10 developed food plots 8 ladder stands and 2 hunting blinds. It was leased last season to a hunter from Orlando, Florida who said that he saw several trophy sized bucks on camera, but did not get to harvest one as he did not get to hunt very much. It has a small stream which runs the length of the tract from the northwest corner to the southeast corner. The timber harvest left a generous streamside management zone along the stream with a good stand of mature hardwoods. There is what appears to be an excellent lake site which could likely be developed into a ten acre or larger lake. Good ATV network trails.
From the intersection of U.S. 31 and Alabama Highway 10 at Greenville, go 10.3 miles east on Alabama 10 and turn right on Cook Stand Rd. Go 2.0 miles to the property on the left. From the intersection of U.S. 331 and Alabama 10 at Luverne, go 10.3 miles west on Alabama 10 and turn left on Cook Stand Rd. Go 2.0 miles to the property.
You can take a 4-wheeler or side-by-side to ride over good network trails if you wish, but be careful as there may be some mudholes that you can get stuck in.
