The Double R Ranch is a very well kept, clean property that shows pride in ownership. Incredible high desert and mountain views. The main home sits in a very private location, yet is only 8 miles from town. Total of 333 +/- acres, with a nice meadow that has water rights.
There are 13.2 acres of water rights that come from a slough that is fed by Cottonwood Creek. In addition to those water rights, there is an additional 180 acres of water rights that are permitted. There are two wheelines and a irrigation gun that can be fed by the 400 gpm. well . Well pump is powered by a 150 HP Duetz diesel generator.
Cottonwood Creek runs the full length of the ranch and provides year round stock water. In addition, there are two ponds on the ranch that provide stock water. There are 4 wells total on the ranch. The well located in the NE corner of the property is set up with a solar panel and pump. It provides stock water for your livestock with the simple flip of a switch. One other well has not been used recently, but you can see water in it not far from the surface.
The ranch has ample housing. The main home (1600 sq. ft.) is very private and hidden from view of the highway. It has incredible, big, mature shade trees that provide an oasis around the home. The custom 3 bedroom, 2 bath home was completed in 1997. It is highlighted by a custom copper venting system in the kitchen that is both unique and beautiful. There are two other houses just over the hill from the main home. Both are manufactured homes of older vintage. One is currently used as a rental and has a tenant in place. Ranch infrastructure is everywhere on the Double R Ranch. There are two hay barns, one is 65' x 45' +/-, the other is 60' x 24' +/-. There are two shops on the property. One is 86' x 30' +/- with 5 equipment bays and 2 more bays that are fully enclosed with doors and concrete floors. The other shop has two bays. One bay is extra tall for RV parking, it is insulated, has heat and a concrete floor. The horse barn is old, but well maintained. It has a lean to off the side of it for hay storage. Numerous bucks pass through the ranch and provide a neat opportunity for harvesting your own trophy! In addition to the mule deer, the ranch has quail, eagles, hawks, coyotes and a very special set of great horned owls that live at the ranch.
