PROPERTY ASSESSMENT

The subject property consists of two date gardens, Bard, California and Yuma Mesa, Arizona.

BARD, CALIFORNIA (1517 York Road, Winterhaven, CA)

The Bard property is located in California approximately 13.0 miles north-northeast of Yuma.

Bard encompasses 200+/- acres of Medjool date plantings plus packing house, cold storage, offices, shops & equipment yard.

Water- Irrigation water is provided to the Bard property via the Bard Water District. The district is a privately held company headquartered in Winterhaven, California.

Water is distributed to the property by releases out of the Imperial Dam, which is part of the extensive Colorado River system. Water is supplied to the gardens via flood irrigation. The district is part of Yuma Project and the United States Bureau of Reclamation (USBR) and is subject to USBR rules and regulations. However, land ownership in Bard Irrigation District is not subject to acreage limitations.

YUMA MESA, ARIZONA (19438 South Avenue A, Yuma, AZ )

The Yuma Mesa property is located 10.7 miles south of the city of Yuma, Arizona.

This exceptional property consists of approximately 3,380+/- contiguous acres of which 2,530 acres of producing Medjool date plantings. A portion is under Arizona State lease. Additional improvements include offices, shop and equipment storage yard.

The entire Yuma Mesa property is planted to Medjool dates. This variety is the crown jewel of the date industry.

Water- Irrigation water is provided to the property through a series of on-site wells. Water is supplied to the gardens via a double line drip hose or fan jet application. The wells are driven by a natural gas delivery system. Additionally, all wells are connected which allows for water movement throughout the property.

Additional Shoots- Estimated 200,000 shoots available for use on new plantings and/or additional development of open lands.

DATEPAC, LLC

Included in the offering is the Sellers ownership interest in Datepac, LLC.

Datepac, LLC is a date packing facility located in the thriving city of Yuma, Arizona. It was established in 2002 by local Bard Valley growers for the purpose of packing Medjool dates and is the largest grower/packer of Medjool dates in the United States.
