This property has access from County Road 63 south of Farmersville, just south of a closed country store. Gravel Wheeler Road, which is the access to our 45-034 Burbage East Tract, is just south of this tract. An old logging trail provides easy walking and a number of potential deer stand locations with good visibility.

This property features approximately 28 acres of mature mixed natural timber and 11 acres of younger mixed timber on the southwest corner. There is pine on the higher ground and primarily hardwood along a gently flowing creek that meanders north to south near the eastern boundary. Most of the timber is merchantable, with the thicket of younger regeneration in the southeast corner providing good bedding for deer.

A young pine plantation on adjoining land on the east boundary also provides excellent deer habitat which makes this property hunt much bigger than it is. By setting up stands and feeders along the creek, you should be able to draw deer in from the adjacent young pine plantation and the younger natural timber on this property for a shot.

The soil is mostly Oktibbeha clay loam, a productive, moderately well drained soil with a loblolly pine site index of 90.
