There are no building codes in the Ranch so you can build what you want, when you want or not build anything at all. You do not need permits or approvals, and there are no inspections. Most residents get their water from rain catchment roofs and their power from solar or wind equipment. Property ownership in Terlingua Ranch comes with periodic road maintenance and generous discounts at the Terlingua Ranch Lodge and Bad Rabbit Cafe. There are laundry and shower facilities at the lodge which are available to property owners, however this tract is a long way from the ranch lodge. The town of Terlingua is much closer.
Terlingua, with numerous restaurants, a post office, gas station, emergency services, and a well-stocked grocery store, is about 18 miles away via Ranch roads that pass through spectacular landscape. This is a secluded, remote property ideal for camping, hunting, rock-hounding, a get-a-way cabin or an off-grid home away from home. There is not a survey but there is a map room at the Ranch Headquarters that enables owners to determine the approximate boundaries of their land. There are also convenient on-line resources with road maps and property lines.
Owner financing of this property is available with a significant down payment (50% of sales price), but I am flexible with the remaining balance. A general warranty deed will be documented with the Brewster County Clerk. We can close through a title company if you wish, but the expense will be on the buyer. There is an annual payment of about $225 due the Property Owners Association of Terlingua Ranch, Incorporated (POATRI). This pays for the maintenance of over 1,000 miles of roads.
