AUCTIONEER'S NOTE: The Ratliff family has decided to auction off their stunning 400-acre "Richmond" farm. The property will be divided into seven tracts and sold through an online auction. DESCRIPTION: These contiguous properties are located in the renowned Chariton County, Missouri. The total farm comprises 400 acres (m/l), with 296.11 acres currently enrolled in the Conservation Reserve Program (CRP). These acres receive a payment of $120.47 per acre, totaling $35,672 annually, with the CRP contract expiring on September 30, 2026. The farm was previously cultivated and can easily be converted back to tillable production. Each tract offers a unique building site, income potential, and excellent hunting opportunities. Numerous whitetails have been harvested from this farm, and the turkey hunting is rumored to be exceptional.
TRACT DETAILS:
Tract 1 - 76 Acres (M/L): Located on the east side of Izora City Avenue, this tract includes approximately 72.85 acres of CRP ground. The CRP acreage is an estimate and may be adjusted. AUCTION FORMAT: This sale will be conducted online only, with a soft close. If you need assistance with bidding, a Missouri Land and Farm representative will be available to help. Bidding opens on February 5, 2025, at 8 AM and closes on February 12, 2025, at 6 PM. During the soft close, any bid received within the last two minutes will extend the auction by an additional two minutes until all bids cease. All tracts will close simultaneously, remaining open until the auction ends.
REAL ESTATE TERMS: No buyers premium will be added to the final bid to arrive at the purchase price. What you bid is what you pay. (Bid Price) x (Surveyed Acres) = Purchase Price. A 10% down escrow check is required on auction day, unless prior arrangements have been made, with the balance due at closing. Closing will be on or before March 12, 2025, unless prior arrangements have been made. Missouri Land and Farm LLC, Howard Ratliff, and Donna Ratliff Trusts will not be held responsible for internet failures. Auctioneer/Sellers state, and bidders/buyers agree that all CRP tract estimates are approximate. The farm has not been divided or reconstituted by the FSA office; this will be done after closing.
