The Pecos River 418 Acres is a scenic, live water ranch that lies along both sides of the Pecos River between Santa Rosa and Fort Sumner, New Mexico. Picturesque views are afforded of the Pecos River as it runs south through the middle of the ranch from the sandstone bluff rim above the River. The flow of the Pecos River is strong through the ranch due to a high output of water from springs around Santa Rosa. USGS has a gauge (08383500) below the ranch and the 39 year average flow is 92 cubic feet per second (41,292 gallons per minute) in January and 341 cfps in June. Access to the ranch is very good as the property lies just west of U. S. Highway 84. The ranch is currently 968 +/- deeded acres along with 520 acres of State lease. The ranch can be purchased in total or by this 418 +/- acre tract or the larger tract of 550 +/- acres. Should either of the smaller tracts sell separately the state lease acreage will be negotiated. Wildlife, water and cattle make an excellent pairing for the buyer who is looking for top tier assets in a rugged New Mexico ranch. Wildlife is naturally drawn to the river making the Pecos River Ranch an oasis for wildlife which includes mule deer, antelope, turkey, waterfowl, fish and others. The surrounding topography and vegetation make a good habitat for mule deer, especially the Pinon pine and cedar which are found in moderation, especially above the rim. Grasses include gramas, buffalo, tobosa and also sacaton along the low areas of the river. Elevation on the ranch ranges from 4,340 feet to 4,585 feet above sea level. Another feature of the ranch is the Arroyo San Juan de Dios which runs from east to west into the Pecos River. The arroyo is carved out of the sandstone and has interesting rock features and dramatic views. Ponds of water are found along the arroyo from seasonal flow provided by rainfall. Livestock grazing is excellent along the flats of the river which is mainly Sacaton and other wetland grasses and also on the short grasses above the bluffs. The ranch also provides good protection for cattle during the winter months which can bring the occasional snow storm. Additionally these excellent grasses and other forbs provide for good wildlife habitat. Improvements to the ranch are limited to four and five strand barbed wire fencing. Access to the river is by a graded ranch road off the rim.

The Pecos River Ranch is an excellent example of a magnificent southwestern ranch with a scenic flowing river providing the lifes blood for wildlife, cattle and land. Ranches like this are a gem to be found in this area of the world. The owner maintains the right to retain 40 deeded acres at his discretion.
