Location

The property is located in northern northeast Greene County, Arkansas eight miles north of Paragould and one mile south of Marmaduke. The farm has good access by several county roads. There are chemical and fertilizer outlets, equipment and parts dealers, and grain elevators nearby. Location and access are excellent.

Acreage

The farm consists of 423.08 total acres per Greene County tax accessor and 396.62 cropland acres in two separate tracts per the Farm Service Agency. The two tracts are approximately 32 and 365 cultivated acres and are one mile apart. All of the farm has been precision leveled to grade with 73 acres being zero grade.

Soils

The soils are virtually 100% silt loam soils well suited to rice, soybeans, and corn. These soils are well suited for raising corn, rice, and soybeans which are the crops rotated on the farm.

Improvements

The are no buildings on the property. There are two large irrigation wells powered by diesel power units (retained by owner), two electric submersible wells and a permanent relift pump and weir in the drainage ditch to irrigate two small fields. One of the wells may need to be moved because it is on adjacent property.

Offering Price

$3,529,918 or $8,900 per FSA cropland acre.

Lease

The farm is owner operated, and the seller would like to lease it back. The lease rate to be determined.

Possession

All cash at closing subject to 2025 farming rights.

Solar

The property is subject to a solar lease to Derivia Energy that was signed November 2021 and expires November 2026. The lease document outlining the terms is available upon request. To obtain a copy interested parties will be required to sign a non-disclosure agreement. The owner and his representative believe this project has a good chance of going through. Reportedly, they are currently in the stage of performing topographic and boundary surveys of the property.
