Tract 6 contains the controls necessary to operate the irrigation system.

If you purchase both Tract 3 and Tract 6, you will have full access to the irrigation system. Buyers of both tracts will need to cap off any irrigation lines leading to the other tracts, as the system zones may not align with property boundaries.

For buyers of Tracts 1, 2, 4, or 5:

These tracts do not have direct access to the irrigation system. However, buyers of these tracts may:

1. Choose not to use the irrigation system.

TERMS

10% down [non-refundable] of earnest money down, on each tract, the day of the auction. Remainder due at closing. Closing will be on or before May 23, 2025. Bidding will be total dollars, unless otherwise indicated by the auctioneer. Deeded acres may change because of survey or other factors, in which case the total sales price will be adjusted to reflect that. There will be a 2% Buyer's Premium added to the final purchase price. Closing by Near North Title Group, Shelbyville, IN. The seller will provide a survey if Tracts 4, 5, and 6 are sold individually. At the conclusion of the auction, the buyer will enter into a lease agreement with the seller, from the date of the auction to the day of closing, for a cost of $0, allowing the buyer to have farming rights prior to closing. If the buyer is unable to close, then the seller reserves the right of ownership to any planted crops or applied fertility. Any statements made the day of the auction take precedence over previous materials.
