This is one of the most diverse tracts you'll ever find from big hardwood bottoms and ridges to lush food plots, plantation pines, an extensive road system, a wide creek winding through it, and even a duck hole for hunting and fishing! (We flushed a group of big ducks when we were there taking pictures in January.)
This entire area is well known for the thriving deer population, and it's absolutely loaded with wild turkeys --- even the creek here is named for them. (See game camera pictures in photos below.) Located between Water Valley and Coffeeville, the tract is about 40 minutes south of Oxford and about 25 minutes east of I-55.
There are miles of roads throughout the property, and there's frontage with access on three different county roads. CR 212 is paved and has over 3,000 feet of frontage, and there's about a thousand feet of paved frontage on CR 129 (Old Turkey Creek Road). There's also 2,000 feet of frontage on the gravel road CR 551. The camp base is on CR 212, and there's an old mobile home that was converted to a bunkhouse years ago. It's got an open kitchen and den, a full bathroom, six little bedrooms, and a porch across the front. It also has community water, private septic, and a propane stove. Electricity was recently installed at the camp through TVEPA, and fiber optic internet is available there with TVI-Fiber. (Fiber wiring is already on a pole across the road from camp.)
There are multiple deer stands scattered around, and the owner is including 10 brand new steel Muddy box stands with 10-foot tower platforms for the new owners to place where they prefer. The wooden bridge behind the camp makes it easy to head out on those early morning hunts without having to get out on public roads. Hunt and fish year all round, explore the creek, ride side-by-sides for hours, and have fun making memories at the camp.
