Here is a ranch that has been in the same family for over 100 years. It is hard to find those type places anymore. A lot of history here.

The property has significant roll to the surface allowing for long views with a lot of contrast, 2 wells, 4 ponds and a spring-fed draw that trickles water except during extreme drought. The ranch has good fences and is cross-fenced into 4 pastures. There are two fields that can be used for hay or food plots. A rotational grazing system has been in place and this long standing stewardship has resulted in a textbook example of what sound conservation can produce. Grazing a pasture for 3 months then resting for at least 6 months plus grazing each pasture at different times of the year has resulted in a very good native stand of grasses and forbs. There are mesquite, hackberry, gum, prickly pear, green briar, and even a few wild plum thickets on the property. Some cedar but not much. All and all, enough cover to provide good deer hunting and dove hunting could be outstanding with the right food plots in place.

A 3,100 sq. ft. home sits a little over 1/2 mile from the entrance, giving the headquarters a nice quiet setting. Part of the home was the original farm house built around 1907. The owners recently added another half to the structure so the end result is a two story building with 5 bedrooms and 2 bathrooms. I will readily admit I'm not much of a "house guy" because I lack the expertise to get technical regarding floors, cabinets and walls. I can describe my reaction however as follows: I like old houses so when I first saw the place, half of my mouth spread upward in a grin. When I saw how the modern side meshed and complimented the historic half, the other side of my mouth arched up completing the smile. I've never seen a place like that before and feel the house is very functional and well laid out. Besides the main dwelling is a small cabin with sitting room, kitchenette and bedroom. All and all, the headquarters can hold a big gathering and adds significant value to the property.

In summary: This is a pretty ranch with good roll to the surface, distant views, good water, good fencing, a history of sound stewardship and a nice home. It has a lot of character and is worth seeing.

Current Route: From courthouse in Hamilton travel west on Highway 36 ~ 5.4 miles. Turn left on CR 607 and travel 1.4 miles. Turn left on CR 606 and travel ~4.5 miles. Turn right on FM 2486 and travel ~4.9 miles. Gate will be on the left.

Once Bridge is Repaired: On north side of Hamilton off Highway 36 turn left on FM 218. Travel until you see FM 2486 and turn right. Travel 6.1 miles and gate will be on the left.
