The South Las Palmas Ranch is a great small tract of land in premium quail country just on the outskirts of Hebbronville. In addition to fantastic quail and deer hunting, being so close to town creates an excellent white-wing dove hunting location along with plenty of mourning dove as well. With over 1.5 miles of frontage on Hwy 359, the property has some excellent potential for further development in the future, being so close to town.
LOCATION
The ranch is located just northeast of Hebbronville, Texas, with over a mile and a half of frontage on hwy 359.
TOPOGRAPHY, RANGELAND & HABITAT
The soils on the ranch are a rich mixture of the very fine sands of the Sarita/Nueces complexes of the classic sand sheet soils of deep south Texas, and the fine sandy loams of the Delmita/Bruni complexes which help retain more moisture during dryer years to make grass and insect production more reliable.
The ranch is a mixture of native grasslands dotted with stands of brush and mesquite and areas with heavier brush species. These are attractive to deer and help protect quail during the extensive summer heat, but they also allow plenty of access for classic quail hunting from quail rigs.
This small tract has a lot of topography on it, creating plenty of roll to it with 40 of elevation changes. Mesquite Creek runs right through the middle of the property creating some more riparian habitat for further diversity.
WILDLIFE
Northern Bobwhite Quail:
The primary quarry for hunters on the ranch is bobwhite quail. Much of the ranch is committed to maximizing quail habitat and production through rotational grazing, prescribed burning, and mulching quail strips. Water is distributed efficiently throughout the ranch with nowhere on the property further than a 1/4 mile from a water source. These practices coupled with naturally productive soils, grasses, and brush provide some of the highest quail production in existence.
White-tailed Deer:
The South Las Palmas Ranch is low-fenced and while little deer hunting has been done on the ranch, it has an abundant population of deer on the ranch with excellent habitat for them.
Rio-Grande Turkey:
Plenty of turkey can be found on the ranch.
White-wing & Mourning Dove:
Dove hunting on the ranch is excellent on the ranch particularly at the multiple watering stations. Further development of several ponds would further enhance this ranch as a dove hunting spot and make it one of the best areas for this sport with the numerous town birds that would visit the ranch.
AGRICULTURE
With the excellent soils and native grasses being so abundant, the South Las Palmas in a great cattle ranch with a nice set of pens at the gate along the highway.
IMPROVEMENTS
The fencing is excellent and there is one set of cattle pens.
WATER
The ranch sits on the Gulf Coast Aquifer and most of the water wells are around 320 deep and all produce significant water volumes between 30 gpm and 75 gpm.
There is one electric well on the ranch and buried water lines distribute water to several more watering stations to ensure water is easily available to all wildlife and livestock.
ELECTRICITY
Electricity is on the property.
MINERALS
There is no production on the entire ranch. Some minerals may be negotiable.
