Location:
This Ranch is located approximately 52 miles southwest of downtown San Antonio, and 1 mile north of IH 35 Exit 104, north of Pearsall. Access to the ranch is via 1.4 miles of deeded easement.
Description and Topography:
The ranch consists of rolling to mostly level terrain with lots of areas of sought-after red sandy loam. Numerous large mesquite trees and a great variety of native brush and grasses are highly suitable for South Texas big game and birds. This combination makes for great deer, dove, and quail hunting.
The ranch has had a lot of work done very recently on roads and senderos.
Improvements:
Two small hunting cabins are located in the northwest corner of the property that need some work to be useable. There is electricity to the cabins and a water well nearby.
Water:
A Carrizo water well was drilled in 2013. The water well is equipped with a converter that changes the single-phase electricity to 3 phase for the water well pump.
Fences:
Property perimeter is entirely low fenced and surrounded by large ranches. A 10-acre food plot near the center of the property is high-fenced.
