The Petit Jean River Ranch is a remarkable mixed-use property in northwest Arkansas. It is an excellent deer and waterfowl hunting property with good surface water and mixed wooded habitat. LOCATION
The property is located approximately 30 miles southeast of Fort Smith and 12 miles southwest of Booneville. It is in the far southwest part of Logan County.
TOPOGRAPHY, RANGELAND & HABITAT
This ranch is about 60% pasture with a balance in mixed hardwoods and beautiful topography. The northern portion of the ranch is about 120 in elevation and is densely wooded with a lot of wildlife. The fences and cross fences are in good condition and each pasture has access to good water. French Prairie Road bisects the ranch and is a county gravel road that is well maintained.

Home with 1,500 square feet, two bedrooms, and two baths. This was built in 2010.

WATER
This ranch has over 1 mile of frontage on the Petit Jean River, and additionally, approximately 1.5 miles of Prairie Branch Creek runs through the middle of it. The ranch has good subsurface water resources too with a solid and productive well at the headquarters.

There is a private shale pit on the property at the northeast corner that is helpful to use on the ranch roads. Larger ranch equipment including several Kubota and John Deere tractors with haying cutting, raking and baling equipment is also available with a separate contract.
