TIMBER CREEK RANCH is a great recreational property on Ozan Creek. This ranch offers an abundance of hunting opportunities, mostly duck and deer along with some small game. The ranch has levee roads over the ranch to help access, even when flooded. There are water control structures in certain areas that can hold water and create multiple waterfowl hunting spots. You can control the amount of water by the number of boards that you put in. There is also a lot of flooded timber areas. You can choose to flood different fields or not flood at all. There are seven duck blinds scattered thru out the ranch. Three of the TX duck blinds are on skids and can be moved around. Three duck blinds are permanent. One of these duck blinds has a dry walkway to back of blind. There are also two new deer blinds that will hunt two persons. One is a 7x7 All Season deer blind and the other is a Tank Blind that is on skids. All blinds will convey with the property. There is also 20' storage container that will also convey with property. Timber Creek Ranch sits on both sides of Hempstead county 23, approximate 200 acres on the West side and 392 acres on the East side. 180 Acres on the West side is enrolled in a CRP program that runs till October 2028. It generates about $3,000.00 per year income. Approximately 20 minutes from Hope, 45 minutes from Texarkana and 3 1/2 hours from Dallas. $ 1,850 per acre.
