GENERAL: This ranch is located 25 miles north of Bracketville, in both Kinney and Edwards Counties. The ranch is accessed by a 5 mile paved and deeded easement through Kickapoo Caverns State Park. This is the only ranch that has use of this easement and access through the park. The ranch is situated in a large canyon with smaller draws running off of the main canyon. It is a very unique property with large neighbors, good water, and great hunting.
Improvements: There is one small ranch house on the property as well as one metal hunters cabin. Both of these are in good condition and are currently being used. Electricity is run throughout the ranch to pens, houses, and water wells. There are also two sets of older cattle pens and a large barn.
Water: There are at least 5 water wells on the property with troughs that run across the ranch. Three of the wells are equipped with submersible pumps, the others with windmills. The ranch is very well watered for the area.
Vegetation: There is a wide variety of vegetation, ranging from Mesquite in the lower southern end, to Oak Trees along all the draws, and Pinon Pines in the higher elevations. All other typical vegetation is present.
Wildlife: Lots of game. The ranch has been managed for years and consitetly produces deer in the 140's, 150's, and up. Along with this is a great population of Rio Grande Turkey, hogs, quail, and all other native wildlife.
