The San Luis Valley Ranch Area (SLVR) is zoned "Estate Residential" and zoning restrictions are spelled out in the new "Land Use Code." Campers, travel trailers, and RVs can usually be used on SLVR sites for recreational purposes. Under the new code, they cannot be used for permanent residences. Mobile homes have to be 1976 or later models, and require a permit and inspection prior to occupancy. Cabins and homes also require an occupancy permit. These inspections and permits for permanent residences are required, "to protect the quality of life and promote the health, safety and general welfare of the occupants". A safety inspection of propane systems and electrical wiring are included. Usually an approved septic system will also be required before a occupancy permit is issued. The SLVR area has covenants that were recorded in the 1970s, but there presently is no homeowners association to enforce these covenants. Under the Land Use Code, all buildings must be set back at least 20' from the street.

Camping allowed for up to 14-days every three months. After 14 days a long- term camping permit would be required to remain on the property. Then for even longer RV camping, septic and water source is required

A land owner can camp on their land for a total of 14 days during any consecutive 3 months, without needing a permit.

For longer than the 14 days per 3 months, you need to obtain a Long-Term Camping Permit where a well and septic system would need to be installed and hooked up to an RV.

The Long-Term Permit is good for 60 days where a new application is required after the 60 days, and cannot exceed 180 days per year. An RV or tent cannot be used as a permanent dwelling. There is no time limit when have to build.

The San Luis Valley is one of the highest and largest intermountain valleys in the world. Bordered on the East by the Sangre De Cristo Mountains and the San Juans on the West, you will find a multitude of historical, cultural and recreational activities including: Monte Vista & Alamosa Wildlife Refuges, San Luis Lake State Park, Great Sand Dunes National Park & Preserve, Penitente Canyon, Thunder Mountain Speedway, Cumbres & Toltec Scenic Railroad, Colorado Gator Farm, Del Norte, Monte Vista, and the Great Dunes National Park

A number of working farms are in the area. The San Luis Valley is one of Colorados last large agricultural areas. It is also is one of the nations largest potato producing areas, and produces a lot of barley and hay. If you drink beer brewed in Colorado (either Coors or Bud), chances are good the barley it was brewed from was grown in the San Luis Valley.

The agricultural output of the Valley is amazing, since it sits at around 7,500+ elevation and has a relative short growing season. It averages generally less than 8 inches of precipitation per year and is totally reliant on irrigation. Winters can be cold, but with relatively little snow on the valley floor. The valley is also cool in the summer with few days topping 90 degrees.

The oldest settlements and the oldest continuously operating church in Colorado are in the Valley. There are some great local restaurants where one can find authentic southern Colorado/northern New Mexico New Mexican food. There are many neat things to see in the Valleythe Great Sand Dunes, an alligator farm (really!), the Stations of the Cross sculptures in San Luis (an absolute must-not-miss, regardless of ones religious persuasion), the Cumbres & Toltec Scenic Railroad and the Rio Grande Scenic Railroad (both not to be missed), just to name a few.

Costilla County Colorado is a great spot for anyone who loves the outdoors. One of the many things you can do here is spend time boating, fishing, or even fly-fishing. The area has plenty of walleye, pike, bass, trout, and a few other species of fish.

Costilla County is home to four main reservoirs: Mountain Home Reservoir, Sanchez Reservoir, Smith Reservoir, and Eastdale Reservoir. Because of Colorados conservancy efforts, these reservoirs have thriving wildlife and clean water. They are great places to spend the day on the water with family and friends fishing, sightseeing, and relaxing.

Blanca Peak is the fifth highest summit of the Rocky Mountains of North America and the U.S. state of Colorado. The ultra-prominent 14,351-foot peak is the highest summit of the the Sangre de Cristo Range, and the Sangre de Cristo Mountains.

The fourteener is located 9.6 miles NE of the Town of Blanca.
