Farm Location: From Pickrell, Nebraska, travel east on East Pickrell Road for approximately 3 miles, then turn north onto South 38th Road for mile. The farm will be located on the east side of South 38th Road.

Legal Description: North Sixty (60) Acres of the Southwest Quarter (SW ) of Section Twenty (20), Township Five (5) North, Range Seven (7), East of the 6th P.M., Gage County Nebraska.

Taxable Acres: 60.00

2024 Real Estate Taxes: $2,427.76 Paid by Seller (Subsequent taxes to be paid by Buyer)

GENERAL INFORMATION

Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Tuesday, February 25 at 8:00 AM and ends Wednesday, February 26 at the conclusion of the live auction.

Taxes: The 2024 real estate taxes and all prior years taxes shall be the responsibility of the seller. All future years taxes shall be the responsibility of the Buyer.

Possession: Possession to the farmland shall be given upon closing subject to the current tenants rights through the 2025 growing season.

Lease Details: Annual rent of $10,000 per year paid prior to planting. Buyer will assume all rights and responsibilities of the current oral lease.

Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before March 26, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction.
