Bear Canyon 600

This 600 Acre ranch on the Pecos River has 15 year old double wide mobile home and a newer constructed 3200 sq' shop/barn - perfect for a future barndominoum. This tract is part of the Bear Canyon subdivision, and is located just 5 minute from the quaint town of Iraan. It is what remains, along with a 235 acre tract, of the once 5.5 miles of river frontage, and what was a 6640 acre ranch. The ranch had about 4600 acres along the river, and about 2000 acres on top of the Mesas. The tracts sold along the river were large, this being the next to smallest, and the smallest being 100 acres. All the other buyers purchased from 200 acres to 2900 acres. The 1.5 mile easement road into the property, and the easement that exists inside now, is the former county maintained River Rd. It's a broad caliche based drive, in great shape. The interior road system has also been maintained and is in great shape.

The town of Iraan has its own airport, hospital, post office, grocery store, feed and hardware store, and a variety of other stores and shops to meet your needs, and is literally 5 minutes away from the front gate. The ranch is comprised of large deep mesas, beautiful canyons, magnificent limestone bluff and road river bottoms. The Pecos River runs along the western boundary of this tract for approximately one mile. There is a significant amount of elevation change on this tract ranging from 2150' to 2500', leaving in its wake spectacular and far reaching views. There is a road that runs along the bluffs at about 2400' enabling you to capture the whole of this ranch below, including the river and the town of Iraan.

This property is located on the Edwards- Trinity Aquifer and has its own water well, and dirt tank. The rangeland of the ranch is in good condition, with an abundance of grass and shrubbery indigenous to the county. This ranch is surrounded by old large ranches ranging from 4,000 to 32,000 acres. The property has only been hunted one year in the last 8 years, making this a hunting paradise, that along with the abundance of cover make a great habitat for the many species of wildlife that make Bear Canyon their home. Animals roaming the canyons and bluffs include the Whitetail deer, Mule deer, Aoudad, and the now appearing Axis deer, along with a number of wild Corsica and Spanish sheep. The Rio Grande turkey, bob white quail, and dove are some of fowl species that are seen on the ranch. There are also several predator species known to be in the region, such as mountain lion, bobcat, coyote, and fox.

This is the last of the elevation change tracts along the river and it will not last long
