The Canyons Ranch is located on the southwestern portion of the Edwards Plateau, 42 miles south of Ozona, Texas. These 6,261.21 acres, situated right on the Crockett County/Val Verde County line, are characterized by multiple deep canyons, grassy plateaus, and long vistas in every direction. The beautiful views and vast landscape are just some of the many outstanding features of this Southwest Texas ranch.

IMPROVEMENTS:

One of the main highlights of the ranch is a very nice 3 bed/2.5 bath Barndominium that is 2,295 sf. As you step inside, you walk right into a very spacious living room. Beyond that is a large kitchen as well as a breakfast bar area. The master bedroom boasts a walk-in closet as well as an en-suite full bathroom. There are two more bedrooms downstairs as well as a full bathroom. Upstairs there is a loft that is currently being used as a game room but can fit more bed space if necessary. WILDLIFE:

The ranch has abundant wildlife, including Whitetail Deer, Wild Hogs, Aoudad, Turkey, Dove, and Predators.

LIVESTOCK: The average stocking rate for this area is 64 acres/animal unit. The terrain is best suited to run sheep and goats, but additional water and fencing would be necessary. The ranch has been rested from grazing for quite some time.

VEGETATION HABITAT AND SOIL:

The topography and terrain of the Canyons Ranch provide excellent habitat and cover for wildlife. Shallow, rocky soils cover most of the ranch, with deeper, loamy soils in the bottomlands. This ranch supports a large diversity of browse, forbs, and grasses. There is light to moderate brush cover throughout most of the property except the far East side, the low country on the North end, and some canyon bottoms that are more heavily wooded. Red Berry Juniper and Mesquite are the primary trees, with Oak trees dotted throughout the ranch. Other browse types include Lotebush, Yucca, Sotal, Catclaw, and Prickly Pear. A few of the more notable grasses on the ranch include Sideoats Grama (the state grass of Texas), Blue Grama, Black Grama, Buffalograss, Little Bluestem, and Green Sprangletop. The growing season generally begins in the middle of May and ends towards the end of September.

TOPOGRAPHY:

The ranch has numerous canyons running in different directions. The plateaus consist of relatively flat to gently rolling terrain, with a sharp transition down the canyons to the partially wooded bottoms. The elevation ranges from 1,900 ft - 2,240 ft.
