2024 land tax was extremely reasonable, being approximately $953

General Operations:

This ranch operates primarily as a cow/calf operation. Spring calving cattle are the target for the ranch, allowing grazing pairs to best utilize the seasonal overflow draws. Livestock distribution throughout the ranch is easily managed through excellent pasture fencing, strategically placed waterings, ranch roads, and by horseback, pickup, or ATV. The ranch consists of four large pastures and one small trap.

Pastures and Forages:

The ranch is divided into four similarly sized pastures and one smaller trap. The ranch can be managed on a rotational grazing program very easily with the pasture infrastructure. Historically, during the summer growing season only one pasture is grazed per week, allowing the other pastures to rest and maximize the benefits from summer rains.

Forage management and rangeland reclamation have been the primary focus for the ranch. Extensive creosote and brush spraying have been done, removing the majority of the undesirable (brush) species from the pastures. Quality forage production is optimum without the brush. Desirable grasses flourish with moisture while having little competition from the brush.

Blue grama, black grama, side oats grama, six weeks grama, plains bristle grass, vine mesquite, tobosa, and sacaton are the predominant grasses found on the ranch. Numerous other grasses can be identified depending on the amount and timing of moisture received.

Water Resources:

The ranch has three wells. The main well at the headquarters is currently the only one equipped and in use. There are two storage tanks and five troughs supplied by a pipeline system. The majority of the pipeline is 1 inch black poly pipe. The well is on a timer making water pumping very effortless.

Climate:

The climate in west Texas is very moderate and desirable. Winters are usually very mild, with occasional snow not lasting over a few days per season. Spring is generally the windy season for this part of the country. The early summer months (June and July) typically are the hottest months, when temps might be expected to reach 100+ degrees. However, in normal monsoon flow years, after the heat of early summer, August through October tend to be the strongest rainfall months. Comfortable weather and beautiful colors are the usual theme for fall. In normal years after an average summer, the ranch is very maintenance/labor un-intensive through fall and winter until temps begin to warm again in the spring and water consumption begins to increase.

Facilities and Improvements:

There is a rustic 3 bed/ 2 bath bunkhouse. A large metal barn with a concrete floor is located near the house. The barn has two large sliding doors, a loft, overhangs for additional parking, and has electricity and lights. There is a small set of pipe pens behind the barn connected to the horse trap.

Located in the center of the ranch sits the main set of working corrals. They are constructed in a circular design out of steel pipe. There is an adjustable working alley with a concrete floor, squeeze chute, three holding pens, a large water lot, and a semi-truck loading ramp.

Wildlife:

There is excellent forage, browse, and cover for a variety of wildlife on the ranch. Pronghorn antelope are frequently seen throughout the ranch. Occasionally oryx and mule deer will pass through as well. During average rainfall periods, quail are bountiful and thrive with the abundant cover the ranch offers. Dove in the fall of the year are numerous around waterings and corrals. For varmint hunters, coyote, javelina, bobcat, and fox can be seen on the ranch.

Sellers Remarks:

The Stewart Ranch at Cornudas is very realistically priced at $4,031,360 or approximately $640 per deeded acre. This is a great western ranch. The infrastructure is excellent, and pasture improvement has been the focal point. The diversity of this ranch is truly unique, optimizing the usability and flexibility for the producer. This is a rare opportunity to purchase an outstanding west Texas ranch that has been in the same family for nearly 40 years.
