This Absolute Land Auction is for an approximate section of 640 +/- acres that will be offered in four individual tracts. There is a total of 503.53 acres currently enrolled in the CRP program with an annual payment of $19,370.09. The CRP contract will expire 9/30/2023. The 2021/2022 CRP payment will go to the Seller, with the 2022/2023 payment conveying to the Buyer(s). Tracts will range from 16 acres to 315.16 acres. There are three old irrigation wells on this property so there should be some future irrigation potential. There is a shop on Tract 3 and a submersible well for livestock watering. The old irrigation well on Tract 3 will be deeded to the Buyer of Tract 2.

This Absolute Land Auction will take place at 6:30 pm on Thursday, September 1st at the Carson Co War Memorial, 500 Main Street in Panhandle, Texas. These 640 +/- acres will be offered in four tracts. This property is in a prime location approximately 16 miles northeast of Amarillo, TX, and 7.5 miles southwest of Panhandle, TX. Tracts will range from 16 acres to 315 acres. There will be an Auction Information Meeting at 1:30 pm on Thursday, August 18, 2022, at the same location. Online bidding will be available for this auction. The deadline for Approval to Bid Online is Wednesday, August 31, 2022, at 12:00 noon.

Tract 1 is a nice CRP tract with approximately 110 acres enrolled in the program. The CRP contract will expire September 2023. The annual payment on this tract is estimated at $4,231.70 There is access from

either FM 2161 or Co. Rd 8 and electricity is available on the north side. Combine this tract with Tract 2 to make approximately 300 acres of future farm ground.

Tract 2 is a nice flat 199 + acre tract with great potential for future irrigated farming. There are two old irrigation wells on this tract and enough acreage for a 1/4 mi. pivot sprinkler to potentially be installed. The irrigation well on Tract 3 will be deeded to the Buyer of Tract 2. The annual CRP payment would be approximately $7,371.62 at 191.62 CRP acres.

Tract 3 would make an ideal farm headquarters. There are 16 + acres with approximately 13.71 acres enrolled in CRP. The CRP annual payment on this tract would be ~$527.42. The shop has approximately 2800 sq. ft. with a concrete floor and electricity. The old home site is located on this tract and is considered to be uninhabitable. There is a submersible well located next to the shop that has been used in recent years to water livestock. The Seller will make repairs to the shop prior to closing.

Tract 4

Tract 4 consists of approximately 315.16 acres. ~188.2 acres are enrolled in the CRP program with an estimated annual payment of $7,240.05. The three-strand barbed wire fence along the west and south is in average condition. Access for this tract is along FM 2161. The playa lake that is located on the tract is approximately 129 acres.
